United States Navy's Demonstration Squadron known better as the Blue Angels visited Beaufort Last week.  As always the show was amazing.  Flying is tight formations, death-defying rolls, loops and turns - wow!  Their mission is to enhance the Navy and Marine Corps recruiting efforts and to represent the Naval Service to the United States. They are based out of Pensacola Florida. Traveling throughout the States, the Blue Angels make their visit to Beaufort every two years.  Just one more reason to consider Beaufort a place to call home! Ok, time and time again, I either leave a listing appointment where the seller has already spot checked every nook and cranny and the house looks perfect or completely the opposite and the I leave and the owner wants to yell at me – “But, do I have to?!” Please understand homeowners, we tour houses everyday and want you to be successful in selling your home!! The tips we give are for your best interest and will produce the least amount of headaches in the long run! So here are some home preparation tips to keep your house ready for that last minute showing!


1. Make all those home repairs NOW! Don’t wait until an agent or their client sees it and makes the comment! Take care of any interior or exterior painting, trim work, pressure washing and any potential dry rot on wood. Clean and replace any grout or caulking where needed. Make sure the doors and the locks work properly!!

2. CLEAN and clean again! A spotless home will make any potential buyer more comfortable in your home and chances are they will stay a little longer while imagining how their furniture will fit in! Keep your home clean on a daily basis so that weekly deep cleaning is easier. Then when you get that last minute showing, you won’t be worried what grime may be lurking for potential buyers to see.

3. UN-CLUTTER!! You are planning on moving soon anyway, so start the packing process now! All your prized collections can be safely wrapped up, packed up and labeled ready for the big move. Keep potential buyers focused on the home, not your collections and photos!

4. DE-ODORIZE!! Any lingering foul odors from last nights fish dinner or from Fido’s trip to the beach will surely send potential buyers out the door quickly! 5. Curb Appeal!! If the outside looks un-kept buyers will imagine that the inside will be too! Chances are they won’t even schedule the appointment to come inside. Rake, mow and keep it clean. Don’t go all out on all new landscaping, but try to add a little color with some annual potted flowers. A little mulch to spruce up the flower beds can go a long way!

6. Maximize the Space! Extra over sized chairs, unnecessary tables, or furniture that simply doesn’t flow in the room detracts from the functionality of that room. Removing excess items helps to make small spaces appear larger and also allows potential buyers more easily see how their belongings will fit into the room. Make sure to remove all those extra items from countertops and absolutely no clutter on top of the refrigerator!!

7. How about those carpets?? Staining and pet odors in the carpets can be a major turn off for many prospective buyers. While new carpets are relatively minor and easy thing to replace after closing, it can give buyers a reason to beat you up on the price - as if we need one more thing!! What if I have a pet that continues to damage the carpets – should I replace now and then they will be ruined during the marketing time? This is a tough call – anytime a pet is causing damage to your home, you have to be aware of the cost of pet ownership! Crate the pet while unsupervised and spend the time to correct the pets bad behavior!! Make sure to give your pets plenty of exercise as this usually helps to curb bad behavior inside!

8. Light and Bright!! You may love your dimly lit, relaxing home – however if the buyer can’t clearly see the entire room, they are likely to miss all your home has to offer! Replace any burnt out light bulbs with correct wattage light bulbs, add some extra floor lamps and replace any dim outdated light fixtures. Keep blinds and curtains open and when possible, turn on every light you have for scheduled showings! If the agent doesn’t beat the buyer to the room, they may not turn the light on themselves. Some buyer agents don’t even turn the lights on at all when showing properties. What a big difference a little light makes – don’t miss this one!!

9. A little bit of paint! You may love the bright orange kitchen or the sunny yellow Carolina room, but chances are potential buyers won’t. If you do have extraordinary color schemes, make sure that the average person can see their belongings fitting in. A little bit of paint can go a long way, neutral shades may be a little more pleasing to a wider group of potential buyers. Many people don’t have the vision to see how some paint can transform a space and little desire to do the work. A fresh coat of paint can also bring new life to a room.

10. Don’t overdo it!! If you have any major concerns for your home, consult with us before spending all your savings!! It is possible to overdo it!!

Clean, fresh and un-cluttered spaces makes buyers feel as though the home has been properly taken care of. Also, keep in mind, many times if the home is not available for a showing (especially last minute) that potential purchaser may not come back. Now, more than ever, make sure that your home is ready and when they do make the appointment your home will be ready for them!

Many people know Beaufort for the soft shell crabs, shrimp and our infamous redfish, but we also have plenty of delicious local oysters and clams. Part of the bi-valve molluscs family, both are very similar having to two shells attached on a hinge freely able to open and close. Both provide a filtering mechanism to help keep our water clean as they eat the nutrients in the water that are so small we can’t see them. Oysters are very obvious to any passer by as they are completely exposed during the low tide. Oysters can not survive when completely under water with no tidal action, as living sponges occupy the shells and destroy the oyster host. Clams on the other hand are not so easily seen. They live just below the sandy surface, where they are hidden from predatory species such as the horseshoe crab. What an amazing system created to keep food on everyones’ plate – including us!! If you have never been to gather oysters, make sure to take someone that knows the ropes. There are many areas designated for harvest and also many off-limits. It can also be quite messy!! And then also – if you prefer not to get your feet wet, you can always find some at local roadside stands and stores. Shellfish harvesting season lasts until May while the waters are still cool. Check out the South Carolina Department of Natural Resources website on shellfish harvesting at http://www.dnr.sc.gov/marine/shellfish/regs.html - and by the way, don’t forget to recycle those shells!! So come on out – experience the LowCountry, where no matter the season of the year, there is always a harvest in the creeks and rivers! Looking to relocate?
